1. The exact name of the business and any principals to be bound. (Usually parties who signed as tenants and guarantors on the lease.)

2. The square footage set forth in the lease with the date, title of the lease, and names of the parties.

3. A promise by the tenant to pay you half of any refund you determine is due from the landlord within 10 days of its receipt (or any part thereof). You agree that the tenant can retain all future rent savings. (This is an instant closer.)

4. A promise by the tenant to use their best efforts to obtain the refund. All attorney’s fees, litigation costs, and other expenses are to be paid solely by the tenant.

5. An understanding that your role is strictly to inform the tenant of the objective determination regarding the actual square footage. You are not providing legal advice or representation and are not an attorney (unless you are).

6. A release holding you harmless from any miscalculations or repercussions from negotiations with the landlord (like eviction), and any other acts or omissions.

Rough it out yourself and look in the local Yellow Pages under “Attorneys—Business Law.” Call one or two who offer a free phone consultation and read it to them slowly, making any changes or additions they suggest (Do 44).

There are only around 25 in any major city, located near large office complexes in commercial areas and industrial parks. Downtown has more than its share of Bigbucks locations.

Only a few locations because that’s where top execs stop and bop. The volume of sales in these outlets is staggering, and so is the volume of instants you can do.

Find them by calling a few stores of the major chains. The managers are rotated constantly and will tell you where to find the Bigbucks locations.

Then instant interview with them daily. Many who started at Bigbucks are successful coffeeors today. I have two in my family who used the coffeeors as offerors.

Go at the Bigbucks Hours

They’re not the ones posted on the door.

They’re from 6 A.M. to 9 A.M. Monday through Friday.
