BUDGET
Prince Kuhio Resort (5061 Lawa′i Rd; studios $85-140, 1br $110-175; ) This 90-unit condo is a budget property, so don’t expect spiffy furnishings and floors. But it’s a great value for the location across the road from Lawa′i (Beach House) Beach. All units have full kitchens and breezy windows, while pleasantly landscaped grounds surround a decent-size pool. Units vary markedly in quality. Find low rates at Po′ipu Connection Realty, Po′ipu Beach Vacation Rentals and www.vrbo.com.
MIDRANGE
Waikomo Stream Villas (742-2000, 800-742-1412; www.parrishkauai.com; 2721 Po′ipu Rd; 1br $105-159, 2br $149-259; ) Because it’s neither beachfront nor oceanfront, this condo is a real steal. The 60 units are modern, clean and huge (averaging 1100 to 1500 sq ft), with lanai, full kitchen, washer-dryer and high-speed internet access. With Waikomo Stream running through the gorgeous garden grounds, it’s very pleasant – despite proximity to the Po′ipu Rd roundabout.
Kaua′i Cove Cottages (651-0279, 800-631-9313; www.kauaicove.com; 2672 Pu′uholo Rd; studios $129-165) Near Koloa Landing, this trio of ‘cottages’ (triplex is more apt) deftly blends modern amenities into cozy tropical bungalows. Although studio size is limited, the efficient layout allows bamboo canopy beds, vaulted ceilings, fully loaded kitchenette and lots of windows. Convenient parking is right outside your doorstep. The only drawbacks: no wi-fi and a $75 cleaning fee.
Hideaway Cove Villas (635-8785, 866-849-2426; www.hideawaycove.com; 2307 & 2315 Nalo Rd; studios $140-205, 1br $170-220, 2br $195-310; ) Near Po′ipu Beach Park, these impeccable, modern and professionally managed units are a cut above their peers. All feature private lanai, fine hardwood flooring, genuine art and antiques, name-brand appliances. The Casa Di Amici restaurant is next door, but seems never to be an issue. Cleaning fees range from $90 to $130.
Nihi Kai Villas (742-2000, 800-742-1412; www.parrishkauai.com; 1870 Ho′one Rd; 2br $159-380; ) For moderate spenders who want walkable beach access, here’s the ticket. Po′ipu Beach Park is just down the block, although proximity depends on unit location (ie price). Of 70 units, half are well managed by the on-site Parrish agency. At 1000 to 2000 sq ft, they’re comfortable, with
